Loft conversion cost
in Fulham.

Fulham is where we work from — the studio is on Dawes Road, SW6, and our directors visit every Fulham site on foot. The housing is overwhelmingly late-Victorian terrace, which means the same handful of questions come up on nearly every job: what the roof form allows, how far the rear can go, and which of the borough's designations your address sits inside.

What makes loft work in Fulham distinct.

Housing: Late-Victorian terraced homes on quiet residential streets, with period features, rear gardens and loft potential. Rear outriggers are common, and so are the side-return infills and L-shape dormers they invite.

Planning: Bishop's Park, Walham Green, Moore Park, Peterborough and Parsons Green are all conservation areas, so a large share of SW6 addresses sit inside one. Separately, Hammersmith & Fulham has a borough-wide Article 4 direction in force since 26 April 2018 which removes permitted development for basement development everywhere in the borough — a basement is a planning application wherever you are. It does not touch lofts or rear extensions; your conservation designation is what governs those.

Applications go to LB Hammersmith & Fulham. We submit on your behalf and handle conservation officer correspondence end-to-end.

Fulham loft FAQ

What Fulham homeowners ask us.

Do I need planning permission for a loft in Fulham?

Bishop's Park, Walham Green, Moore Park, Peterborough and Parsons Green are all conservation areas, so a large share of SW6 addresses sit inside one. Outside conservation areas, most rear-dormer conversions in Fulham qualify for permitted development (PD) within the 40m³ (terrace) or 50m³ (semi/detached) volume limits. Mansards always need full planning. We check your specific address before quoting and submit the application on your behalf.

Do I need planning permission in Fulham, or is my project permitted development?

Find your designation before anything is drawn — the council's map, your address, ten minutes. A single-storey rear extension on a terraced or semi-detached house is permitted development up to three metres, and between three and six metres it is still permitted development but needs a prior approval application with neighbour consultation first. Inside a conservation area those rules tighten, and a large share of SW6 is inside one. A basement is different again: the borough-wide Article 4 direction of 26 April 2018 removed permitted development for basements across Hammersmith & Fulham, so that is a planning application regardless of where you are.

How long does a Fulham loft conversion take?

Typical timeline: 6–10 weeks for design and planning (longer in conservation areas like much of Fulham), then 8–14 weeks on site for a standard dormer, 12–18 weeks for an L-shape or hip-to-gable, and 14–20 weeks for a mansard. LB Hammersmith & Fulham processes PD-route Lawful Development Certificates in approximately 8 weeks.

What does a loft conversion add to Fulham property values?

In SW6, a well-executed loft conversion typically adds 15–25% to property value — often more in prime postcodes. The ROI is strongest when you add a double bedroom plus en-suite, which is the standard L-shape dormer configuration. Property uplift on a £45k–£220k build commonly exceeds the build cost by 30–60%.

★★★★★
As a structural engineer, I've collaborated with 2VP Projects Ltd on several residential projects in London. Their attention to detail, proactive site management, and clear communication make every stage—from design to execution—smooth and efficient. It's rare to find a contractor who values both precision and professionalism at this level. A truly reliable partner.
